The land is situated at the foothill of Malé Karpaty, on its south slope just beside vineyards. It belongs to a larger dwelling complex consisting of family houses, individual house build-up area and dwelling houses being constructed on surrounding lands by the same investor. Its position is not only attractive due to its low distance from Malé Karpaty forests, but also due to its low attendance distance from civil facilities at the Pekná cesta Street. The entire complex consists of two main dwelling units A and B located on the same tie. Underground garages accessible by two separate entrances are located under the tie. The tie is occupied by apartments, rental premises, and cellar cells as well as by a boiler room and the area with electrometers. Each dwelling unit consists of a ground floor, three typical floors and a stepped-back floor. A small square with entrances into rental premises is formed between the buildings. |

The architectonic solution tries to benefit from advantages of the land - its proportions and orientation towards the cardinal points and its 10 % of gradient. Another strong determining factor of the territory is its possible inter-connection with the surrounding nature and with Malé Karpaty forests. From the material point of view the architectonic solution consists of two separate buildings - the building A parallel to contours of the slope and the building B perpendicular to the A. Both buildings are shaped in a certain way and “side-stepped” from their ground traces; the facade of the building A will be set for a suitable gradient regarding the lighting engineering, the facade of the building B will be stepped back a bit from the individual house build-up area on the opposite side of the street. The building “A” consists of an underground floor – garages, a ground floor, three typical floors and a stepped-back floor occupied by two large-scale apartments with roof gardens. The building has two vertical service cores, an own entrance and a lift each. |

The building "B” gets more benefits from the gradient of the slope. Similarly to the building A, it also consists of an underground floor with garage parking lots, a ground floor, three typical floors and a stepped-back floor occupied by large-scale apartments with roof gardens. At the upper side the 1st floor turns into the ground floor - the building has then three full floors and a stepped-back floor. Its connection with a planned family house build-up area will be thus smoother. The south facade of the building A and the west facade of the building B contain one of basic conception features of our dwelling complex - horizontal balconies enabling the inhabitants to be in a comfortable contact with the environment. Their transversal character makes the balconies to be accessible from each room. The balconies' function is to create a certain zone between the totally private space - the interior - and the environment. We believe that the balconies should be of the same length as the apartments and they should face the sunny side, indeed. The balconies therefore become a new family communication platform, a certain common spring-autumn-summer “piazza”. A “capacity” of the zone is determined by climbing green growing from flower pots located over the balconies in irregular intervals. Preparation works will be arranged so as to enable plants climbing over the whole floor. The flower pots will be located so as to provide every apartment with such a "mini garden", from which, beside the climbing plant, some herbs could also grow. At the same time, the green curtain becomes one of essential architectonic features of the entire complex. |
