It can be characterized by the neighbourhood of Malé Karpaty hills and particular views as well as by the presence of a railway transhipment station. Currently the given land has no direct connections or contacts with minimum civic facilities established on this site. However, its position is still attractive not only due to available relax and recreation activities in the surrounding nature, but also due to its perspective (Vajnory, Čierna voda). Since we were handling current situation, our goal was to create a residential complex, organization, configuration and mission of which would represent a new independent unit regarding its facilities, its green, its parking and dwelling capacities. This was one of the reasons, why we have solved the complex through an internal block scheme – parking – street – parking – pavement – building - internal block = green. In order to use protected internal premises for relax activities we have situated the disturbing elements such as parking and the road on the land's edge. The viability and the future of this complex also depend on proper "mixing" of civic facilities and distribution of various apartment types. |

The residential complex consists of four buildings, shape of which is affected by movement of the Sun and by our effort to have as much light as possible inside the internal block. The building's floor projection is reduced reciprocally to its height. Such a shape enables us to design many terraces there and reduces visual pressure of the 15 floor building. The structure of apartments was affected by location and mission of the residential complex; we have mostly designed “starting” two-room apartments there. There shall be also three-room and four-room apartments on the upper floors, especially on their edge positions with large terraces. Civic facilities shall be situated on the parter. There shall be a park with fountain situated in the internal block available not only for inhabitants of the buildings, but also for potential neighbours or for people coming for certain services provided on the parter. A significant number of parking places shall be situated around the land, the rest shall be available in underground premises. The whole territory shall be directly connected to the Východná road, while a two-way road shall run around the buildings too. Regarding the development expected in this territory, the „Rendez 2007“ residential complex seems to be a perspective place providing comfortable and relaxed dwelling. |
